"sqrt" is shorthand for "square root"

The rule to use is

sqrt(x*y) = sqrt(x)*sqrt(y)

Factor 40 into 4*10, then use the rule above to get the following

sqrt(40) = sqrt(4*10)

sqrt(40) = sqrt(4)*sqrt(10)

sqrt(40) = 2*sqrt(10)
